Why pay for an estimate when contractors quote for free?
A free quote is a sales tool. It's designed to win the bid, not to tell you what the work costs. The real number shows up later, in change orders, after you've signed. Our estimate is a deliverable: a 50-to-300-line breakdown of materials, labor, and pricing. Yours to keep. Yours to take to any contractor. Pricing is set by our estimating team. No builder pressure.
What does it cost?
Four tiers: Standard $499 (4 business days), Priority $799 (48 hours), Same-Day $1,099 (24 hours), Ultimate Experience $2,099 (48 hours + 90 days of project support). Most homeowners book Priority. Full breakdown on the Pricing page.
What's the difference between the tiers?
Every tier ships the same binder. Same drawings, same line-by-line breakdown, same supplier sourcing, same schedule. What changes is speed and support. Priority adds 1 revision and a 30-day price lock. Same-Day adds 2 revisions, contractor background checks, and Rick joining your first contractor meeting. Ultimate Experience adds 3 revisions, a 60–90 min budget review, 90-day change-order review, full contractor due-diligence, and 2 mid-project check-ins.
How long does it take?
From the day we visit your home: 4 business days on Standard, 48 hours on Priority and Ultimate Experience, 24 hours on Same-Day. Complex additions or unusual scope can run longer. We'll tell you upfront, before any charges.
How accurate is the estimate?
Every line item is quantified from your drawings and priced against live Ottawa supplier data. Quantities are objective. A 14×12 room has the drywall it has. What moves the number after delivery is scope change (you added a feature, picked a more expensive finish), not estimating error. We don't ballpark anything.
What if my contractor's quote is wildly different from yours?
If a contractor's drywall number is $20K higher, ask which line item. Some answers are legitimate (higher labor rate, real issue we missed). Some are padding. Our estimate gives you the vocabulary to find out. On the Ultimate Experience tier, Rick walks through every contractor quote with you, line by line, for 60–90 minutes.
How does payment work?
Nothing is owed until we agree on a fixed price upfront. 20% at the on-site visit, covering travel, measurement, and photos, locks the scope. 80% on delivery. No deposits, no hidden fees, no surprises.
How does the 90-day change-order review service work?
Mid-project, contractors sometimes hit homeowners with change orders ("we found rot, add $X"). On the Ultimate Experience tier, send up to 5 of these to Rick within 90 days of delivery. He reviews each for fairness, flags padding, and helps you push back. It's insurance against the part of renovation where most homeowners get gouged.
What does the contractor due-diligence include?
Before you sign with a contractor (Same-Day and Ultimate Experience tiers), we verify the public record: license status, WSIB clearance, lien searches, permit filings, reviews, and Ontario blacklist checks. We're not vouching for workmanship. We're confirming they're legally registered, insured, and clear of red flags. Standard research that most homeowners skip. We do it for you.
What if I decide not to renovate after seeing the binder?
The binder is yours regardless. Some homeowners use it specifically to decide not to renovate. That's a valid outcome. Better to find out the real cost now than partway through construction. No obligation to proceed.
What do I need to send you to get started?
Nothing. Book a site visit (or call Rick to ask first). We'll discuss your project, agree on scope and price, then meet on-site. We handle the rest. No prep work needed.
